Assess Property Requirements
First we will spend the time to really understand what you are looking for in a property. We will educate you on the current real estate market and the unique characteristics and lifestyle Flathead Lake offers.
Armed with your requirements, we will conduct an exhaustive search of properties on the market (and possibly some not listed yet). We will set up your own Custom Search portal (Property Organizer-log in) on our website, based on your requirements. This portal will be update in real time, and emails will be sent when new properties hit the market.
Once we have come up with a list of suitable properties, we will review each in detail with you. The one’s that make the cut, we will personally preview on your behalf, videoing the tour if you would like. We will then evaluate each of these properties with you, creating a list of properties to show you in person. Our goal is to do most of the leg work prior to you arriving, so we can maximize your time, only looking at properties that will meet your needs.
If you find a property that you are interested in purchasing, we will provide you with a detailed comparative market analysis to help you determine the appropriate value and price to offer the seller.
We will write up an offer and submit it to the seller. We will aggressively negotiate on your behalf, keeping you informed every step of the way.
Once an offer has been accepted we will open Escrow and assist you in an extensive due diligence process, investigating all aspects of the property. We will coordinate the hiring of a home inspection company, septic inspection, pest control inspection, other possible inspections, and review the the Title report with you. If the property and inspections check out to your satisfaction, contingencies will be removed and the purchase will continue to a closing date.
Final Walk Through
Prior to closing, there will be a Final Walk Through of the property to ensure it is in the same condition as it was when the inspections were done. If you are unable to attend this in person, we will do it on your behalf.
All necessary closing documents will be signed either at the Escrow office or remotely, using Docusign electronic signatures. All funds will also be deposited. Once both parties have signed, and funds have been verified, the transaction will close, and the Deed recorded with the county. We will then turn the keys over, and you can take possession of your new property
